Hollywood sees changes

Office Max moves to make way for T.J.Max

STEUBENVILLE - OfficeMax will open its new location in Hollywood Center on March 18, while nationally known retailer T.J.Maxx will move into the tech store's old space in August, plaza developer Dominic Termana Jr. said.

Teramana, president of Teramana Enterprises, said 2013 is shaping up as "probably one of the best years in the history of the Hollywood Center."

"I've never been more optimistic about the future of (the city center)," he said. "There are so many new things - there's Walgreen's and CVS, and we were able to give OfficeMax a brand new, prototype store that's going to open March 18, and then in their old space we'll have a brand new T.J.Maxx opening in August."

The technology and office supply specialist is moving from its existing store to a 14,800-square-foot retail space corresponding to the company’s new prototype of smaller retail spaces focusing on a core product line that maximize efficiencies. T.J.Maxx will be moving into the space being vacated by OfficeMax, and he said that opening is targeted for August.

OfficeMax's new space is a streamlined 14,800 square feet, he said. Next to it will be the new Fabian's Formals, an upscale, 9,000-square foot storefront featuring crystal chandeliers, a triple mirror and pedestals for trying on gowns.

Teramana said things just seemed to fall into place with the current crop of projects: For instance, he said it was the T.J.Maxx people who came to him, not the other way around.

"They'd already scouted the area, saw our center and decided this is where they wanted to be," he said. "They're extremely excited, very committed to this market - they love the property, they love this shopping center." He said the T.J.Maxx store will occupy a 25,000-square-foot retail space, "very similar in size to their store in Pittsburgh."

"It's in a key position coming into the center," he added. "I feel they're going to expand our draw area significantly. People will be coming from all four counties - from Brooke, Hancock, Jefferson and Carroll counties - to shop at T.J.Maxx. I think that's going to help all our retailers."

He said the center is currently near 100 percent occupancy.

"There's a lot of reason for optimism, because of the oil play," he said. "But we've always had this nucleus of loyal customers who've continued to shop at Hollywood Center" no matter what was going on with the local economy over the past decade or more.

Teramana said about the only remaining space is in the small strip plaza near the main entrance to Hollywood Center, where Fabian's used to be located.

"But we feel with T.J.Maxx wanting to be here, it won't be hard to fill," he said. "It's just a matter of picking the right tenant mix."
